CANFORD PARK TO BE ONE OF DORSET’S GREENEST NEW DEVELOPMENTS

A recent report has shown that proposals for new homes at Canford Park in North Poole, which is allocated for development in the adopted Poole Local Plan, presents a unique opportunity for reduced carbon emissions and significant carbon offsetting, compared to other development sites across the BCP area.

Canford Park is located just 1.93km from the Canford Recycling Centre which will provide 85% of building aggregate required for the construction of new homes and which will also process the residual waste from the development once the new homes are occupied by families.

The close proximity of Canford Recycling Centre avoids the need for service vehicles to travel further afield which will significantly reduce the CO2 emissions with a reduction of up to 1,100 tonnes of CO2from delivery of aggregates during construction and a saving of at least 610 kg of CO2 every year from servicing residual waste collections once the development is occupied.

Canford Park will also contribute significantly to the continued phased delivery of the popular Canford Park strategic SANG. The SANG provides a significant biodiversity benefit and the first phase involved the planting of 3,000 trees with the ability to capture and store over 14 tonnes of CO2 each year, with a further 2,000 trees already planted in recent months which will capture a similar level of carbon.

The facilities within the development, such as the community hub providing everyday services, including a business centre and high-speed internet to all homes, will also help reduce the use of private vehicles by making it easier to work from home and for residents to access daily services in the community hub by foot or bicycle.

“The location of the site provides a unique opportunity to greatly reduce carbon emissions compared with other sites and the strategic Canford Park SANG can help to capture a significant level of carbon through the ongoing planting of trees and other vegetation. 

“The allocation of the site for new development in the adopted Poole Local Plan acknowledged the significant opportunity to deliver sustainable development to help the area’s growing housing need and provide essential infrastructure to meet the needs of new but also existing residents in Bearwood.”

As well as avoiding many vehicle trips and capturing a significant level of carbon through the provision of new trees and green spaces, Canford Park will provide a wide range of measures designed to support the overall sustainability of the scheme, including:

  • Improvements to public transport services sustained by providing new bus infrastructure such as shelters and bus accessible roads within the development and a £1.8m contribution to support local bus service provision. Thereby, significantly helping the Council with its aspiration to transform Magna Road into a ‘Bus Showcase Corridor’ through the Transforming Cities initiative.
  • The internal road layout has been designed to accommodate a future bus service and each property will receive vouchers providing 3 months free bus use.
  • A network of walking and cycle routes will enable residents to make sustainable travel choices.
  • A Car Club scheme will be established within the site, available for all residents to help reduce dependency on private vehicles.
  • The new homes will utilise the latest solar and air source heat pump technology to ensure that new homes within Canford Park can create at least 20% of the development’s energy requirement. The high-quality design of the new homes will also ensure minimal energy demands are required to heat and run each home.
  • High-speed internet will also enable residents to work at home and reduce the frequency of car borne commuting.
  • The new community hub providing shops, everyday services, business start-up units, and community facilities, will provide a walkable neighbourhood avoiding the need for residents to travel by car for everyday facilities elsewhere.
  • The creation of a wide range of jobs on the site, including those through construction and permanent jobs created within the local centre.
  • Making a significant contribution to the improvement to the Stour Valley Way
